Sixth Consecutive Interest Rate Rise
The Reserve Bank has again lifted the cash rate in its October review. This time the lift was by 25 basis points (not 50 as has been seen previously), representing the sixth consecutive rate hike in as many months. It’s likely that this is not the last rate rise as the RBA continues to tackle the rising inflation rate. With inflation forecast to rise to around 7.75% over 2022, before falling to a little above 4% in 2023 and back to approximately 3% in 2024, more rate rises for this year are imminent.
The Property Market Continues To Fall
The recent string of rate hikes are definitely making an impact on the property market with home values nationally down 1.7% across the last 12 months. These continuing falls in property prices are welcome news to potential buyers. However it is a drop in the ocean for home buyers who purchased in the period from 2019 – early 2022 who have in some cases seen a 35% increase in property value in a booming market.

Is The Market Stabilising?
Even though falling property prices continue, it seems that the rate of fall is slowing. There are early signs that the market is settling with auction clearance rates remaining strong despite more properties being offered for sale over recent weekends. With inflation forecast to peak in coming months to then start falling in 2023, it's possible our housing markets could move back into positive territory early next year.
Update on Property Prices by State:
• Sydney property prices have dropped -1.7% over the past 28 days and have dropped -7.0% over the last 12 months.
• Melbourne property prices dropped -0.9% over the past 28 days and have dropped -4.6% over the last 12 months.
• Brisbane property prices dropped -1.5% over the past 28 days and are up 12.1% over the last 12 months.
Overall, Australian capital dwelling prices decreased -1.3% over the past 28 days and are 1.7% lower over the last 12 months.
It’s important to note that these are "overall" figures. There is not one generic Sydney, Melbourne or Brisbane property market, and the various segments within each market do perform differently.
